The Part Wall etc Act 1996 lays down procedures to be followed when building work involves a ‘party wall’. The act seeks to protect properties which may be affected by construction work being carried out on an adjoining property.

The act also seeks to avoid litigation taking place and provides a framework for condition surveys and dilapidation surveys to be completed on properties. This in order to identify their condition prior to building work commencing. The Act can also help govern when and how the work will take place to avoid disputes.

Using the procedures of the Party Wall Act, any detrimental effects from adjoining properties can be properly assessed.
